Custom homes
Custom home builder for Eastover, Charlotte.
Eastover is where Charlotte's largest in-town lots and its most expensive teardowns are, two blocks from where Connor and Kate live. We design in-house, build with the licensed general contractor on site, and give you the budget before the drawings. Up to $2,000,000, land not included.

The neighborhood
What building in Eastover involves.
Eastover, in the 28207 zip between Providence Road and Briar Creek, is consistently among the most expensive neighborhoods in the Charlotte market. Most new homes here replace an older house bought for its lot: the 1950s to 1970s ranches and colonials on third-acre and larger parcels. Public listings in late 2026 show lots marketed for new construction asking above $2,000,000 before a foundation is poured.
That makes the sequence matter more than anywhere else we build. The land is most of the money, so the house has to be designed to the lot and the budget together, not drawn first and priced later. Setbacks, the trees that have to stay, the slope toward Briar Creek, and what the lot's zoning allows all shape the footprint before Kate draws a wall.
How it goes
Budget before drawings, here especially.
Before you buy the lot. Send us the address. We tell you what the zoning allows, what the setbacks and trees do to the footprint, whether any of it is in the floodplain, and a budget range for the house you have in mind. Free, and it has talked people out of lots.
Design. Kate designs the home with you and prices it as she goes. Drawings, finishes and a line-item budget you can read. If you have an architect, we build from their drawings.
Build. Permits, engineering, a fixed schedule. Connor on site with trades we name. A pre-drywall walk before anything is covered. A written update every week.
After. Punch list, warranty, and the people who built it still two blocks away. We plan to be building in Charlotte in 2045.

Questions
Have you built in Eastover?
Not yet, and we would rather say so than imply otherwise. Our single-family work to date is on St Paul Street and, in design now, in Sedgefield and Barclay Downs. Connor and Kate live in Myers Park, next door, and Eastover is where the firm wants to be building single-family homes. We will show you every house we have built before you decide.
What does it cost to build a custom home in Eastover?
Our builds run up to about $2,000,000 for a large single-family home, land not included. In Eastover the land is the larger number: public listings in late 2026 showed teardown-sized lots asking well above $2,000,000 and a 12-month median sale for the neighborhood around $2.3 million per homes.com. We tell you what the house will cost before design starts, and we will tell you if the lot you are looking at does not pencil.
Can I tear down an existing house and rebuild?
Usually, and it is how most new Eastover homes happen: a 1950s to 1970s house on a large lot bought for the land. Before you buy we check the lot's zoning and setbacks under Charlotte's development ordinance, the trees that have to stay, and whether any of it sits in the Briar Creek floodplain, which runs along the neighborhood's edge.
Do I need an architect?
No, unless you want one. Kate designs in-house and the budget is priced as she draws. If you already have an architect, we build from their drawings.
Why hire a small builder in a neighborhood of big ones?
Because the licensed general contractor whose name is on the permit is the one on your site, every day, and the designer who chose your tile is his wife. We take on a few homes a year so that stays true. If you want a builder with a showroom and a two-year wait, we are not it.
