The project

The main living level at 604 E 16th Street: dining, kitchen island and living room in one open space

East 16th Street is seven homes, not a subdivision: one block Blue Arrow designed and built on the edge of Optimist Park, completed in 2026, with the Little Sugar Creek Greenway behind the homes, the Uptown skyline in front, and Optimist Hall a few blocks away on foot.

Each home is three stories with an attached two-car garage on the ground floor, an open living level with the kitchen built around a full-height quartz island, two bedrooms and two full baths on the top floor, and a private turf roof deck above with the skyline on one side and green space on the other. White oak runs through all of it: floors, cabinetry, vanities, the stair rail.

Two homes have sold. The five remaining are finished and can close on your timeline.

Questions buyers ask

Are the homes finished?

Yes. All five available homes are complete. You can close on your schedule.

What is the HOA?

About $275 a month. Dues cover the exterior, the private drive and common landscaping. The association sets the final figure; ask and we will send the current budget.

Do I get a garage?

Every home has an attached two-car garage. The interior and end homes are tandem; 604 is side by side.

How big is the roof deck?

604 has more than 500 square feet. Every home has its own deck with pet-friendly turf, the skyline on one side and green space on the other.

Can I use my own agent?

Yes. We work with buyer's agents and welcome them.

Is the neighborhood safe?

Ask directly and we will answer directly. CMPD reported overall crime down 16 percent citywide at the 2026 midyear mark, and Blue Line crime down sharply year over year after the added patrols. There is no neighborhood-level statistic published for Belmont or Optimist Park, so nobody can quote one honestly. What we suggest: come at 8 on a weeknight, walk to Optimist Hall and back, and decide for yourself.

What is the monthly cost?

Price, taxes, insurance and HOA are all published or available on request, and we will connect you with a lender for a current payment estimate. We do not publish rates or payment promises.
